The
refinishing process: Hardwood refinishing is a process in which hardwood floors are sanded down to the bare wood, stained and sealed and then protected with 2 - 3 coats of polyurethane. If
the finish has worn off of your hardwoods, and bare wood is exposed, your floor will need to be refinished. A solid hardwood floor can be sanded and refinished over several generations of use. Damaged boards can be
repaired or replaced. The average lifespan of a solid hardwood floor is 100 years. Furniture Removal / Replacement: All furniture has to be removed from the areas to be sanded. For
an additional fee, we can remove and replace your furniture. We do not move computers or electronics.
Please move all small decorative items and leave only furniture and area rugs.- Preparation: Shoe
moulding must be removed and the hardwood floor has to be free of exposed nails prior to sanding. Plastic is taped to all built-in shelving, cabinets and as a barrier between the areas that are to be sanded
and the rest of the home.
- Sanding: Our professional technicians
use Bona Kemi commercial floor sanders for an even sanding that cannot be acheived with lightweight sanders that only skim
across the floor. The hardwoods are sanded several times using a finer grit of sandpaper each time. Any gaps or
cracks are filled with a pulp-based, stainable wood filler before the final sanding. All of the sanding machines are
part of the Bona Kemi Atomic 110 Dust Containment System. It captures 97% of airbourne particles
created from sanding. It is the only Dustless system that is GREENGUARD CERTIFIED.
Staining: We use Minwax Oil-Based stain and sealer unless the client requests another product. Clients are
asked to select a couple of colors they like from our samples. Once the old finish is sanded off of the floor, we apply
the client's color selections on the floor. Part of the natural beauty of wood is the variation of colors from one
board to the next. Seeing a sample of the stain across several boards in your home with your lighting will give you
a better idea of how a color will look on your floor. The darker stain colors will need an extra day to dry. Darker
colors like Ebony and Red Mahogany require that an alcohol preparation be applied to the floor prior to the
stain to aid in an even absorbsion of the stain. These colors also require an extra coat of polyurethane. - Finishing: Two coats of either Lenmar Oil-Based Polyurethane or Bona Waterbourne
polyurethane are applied to the floor after the stain has dried. A third coat is required for the darker stains at an
additional cost. A third coat is available to any client for an additional charge.
